Before you finalise the exchange, make sure you understand your new tenancy agreement and how much rent you will be paying. If you have any questions, ask your new landlord to explain. Try to keep your moving costs to a minimum until you have signed the new tenancy agreements as the exchange could still fall through. Pack heavy items in smaller boxes, and lighter items in larger boxes. Designate one box for sheets and towels, so you won't have to rummage for these essentials on your first night in your new home. The same goes for tea and coffee supplies! Note down any gas, electricity and water meter readings when you arrive in your new property. Don't forget to complete a change of address form for Council Tax. You can download one from the Derby City Council website here. |
The advertiser's landlord will review the request to exchange and if they are happy, approve the exchange. Both applicants will be informed the next time they log in to the website.
The exchange is then passed to the bidder's landlord for them to approve.
At any point in the process, either landlord can reject the exchange for a variety of reasons. For example:-
If this occurs, then all parties will be informed and, depending on the circumstances, the applicants' properties are readvertised on the website so they can each find another applicant to exchange with.
If you think your exchange has been unfairly rejected, please contact the landlord who made the decision for further advice.
If the exchange is approved, you will be advised when you can move in. You will also be given an appointment with your new landlord to sign the tenancy agreement and collect the keys.
ReminderPlease do not make any arrangements to move house without written approval from your landlord.
