Energy Performance Certificates

From 1 October 2008 landlords will be required by law to provide an Energy Performance Certificate (EPC) for all buildings or parts of building when they are rented.

The certificate provides a rating for the building, showing its energy efficiency. The ratings are similar to those found on products such as fridges and are standard so the energy efficiency of one building can easily be compared with another building of a similar type.

The Energy Performance Certificate must be made available to prospective tenants prior to signing for the property.

Where the EPC information is available on Derby Homefinder properties we have included an EPC rating on the advert details.  For example:

  • EPC C/C

This means that the property has an Energy Efficiency Rating of C and an Environmental Impact Rating of C.  The certificate will detail the properties efficiency on a scale from A to G with A being the highest rating.  An example of an Energy Performance Certificate is shown below.

Energy Performance Rating Sample

The energy-efficiency rating is a measure of a home's overall efficiency. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be.

The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (CO2) emissions - the higher the rating, the less impact it has on the environment.

If the Energy Performance Rating is not available at the time of advertising the property this will be stated on the advert.  For example: An Energy Performance Certificate will be made available for this property.
